Fire Risks in Buildings Undergoing Major Renovation

According to the National Fire Protection Association (NFPA), about 90 percent of structure fires occur in occupied, fully operational buildings. Fewer than 3,000 fires reported to US fire departments each year, or 0.5 percent of all structure fires, occur in buildings while undergoing major renovation.

Electrical failure or malfunction and placing heat sources too close to combustibles are the leading causes of these fires, responsible for a combined 35 percent of them. Intentionally lit fires, torches, burners, soldering irons, cooking equipment, smoking materials, and exposure are the other causes of fire in buildings undergoing major renovation.

How to Protect a Building from Fire During Renovation

Buildings are more vulnerable to fire during renovation projects because, often times, their fire protection systems—including sprinklers, alarms, and automatic fire suppression—are incomplete, offline, or impaired in some way. Passive fire protection in the form of drywall and doors may also be missing for a time. Then, the presence unusual heat sources, such as torches and soldering irons, create the potential for ignition.

Here’s what we suggest to combat these problems:

  • Assign someone to be the fire prevention program manager: This person is in charge of fire safety planning and implementation. Far too many building owners and construction contractors skip assigning this role, which puts the structure at greater risk.
  • Bring in portable fire extinguishers: When built-in fire protection systems are unavailable during major renovation, portable fire extinguishers are the best defense against an unexpected blaze. Place several in the building and make sure they remain accessible for immediate use when needed.
  • Set up temporary alarm systems: These are expressly for short-term use at construction sites. They feature fire and first aid alert call points, smoke and heat detectors, and a temporary control panel. Taking the time to set up this type of alarm at the start of the renovation improves fire safety for the duration of the project.
  • Maintain clear access to fire hydrants and standpipes: Service trucks, cranes, forklifts, and other construction vehicles may block fire hydrants if contractors aren’t careful about where they park. However, to ensure clear access in case of an emergency, vehicles shouldn’t park directly in front of a fire hydrant. Standpipes should also be kept clear so firefighters can access them quickly if needed.
  • Follow good housekeeping protocols: To ensure safety for everyone in the building, make sure stairs, doors, and corridors remain unblocked and in usable condition throughout the renovation. Also, carefully manage the accumulation and location of combustible construction and waste materials. Finally, keep the road accessible to the construction site so firefighters can make their way in.
