Most apartment complexes these days come with all the amenities: pools, gyms, laundry rooms, etc. But a few complexes in The Woodlands don’t come with the most important amenity of all – fire sprinklers!
The following apartment complexes do NOT have fire sprinkler systems installed:
Now to be fair, this doesn’t represent a failure on the apartment manager’s part. These complexes were built prior to 2008, before the county fire code required the installation of fire sprinkler systems in many new buildings.
“Under the code if a complex remodels or renovates at a cost that exceeds 50 percent of the building’s value they are required to update into a fire sprinkler,” said Montgomery County Fire Marshal Jimmy Williams. “We obviously encourage complexes to update and put in the new system.”
The apartment complexes are not violating any laws. However, it has been proven time and time again that fire sprinklers save lives and can help prevent fires from becoming major disasters. According to the fire marshal, 90 percent of fires that start in an area with fire sprinklers are extinguished before the fire department has to get involved.
Despite their proven safety record, there are a few reasons why some are wary about installing fire sprinklers. These mainly come down to cost and complexity, with varying requirements for different buildings. However, more and more business owners are working hard to equip their buildings with sprinklers.
“Safety and installing a system is something very important to us, but due to financial restraints we just can’t do it right now,” said Kelly Yost with Copperwood. “It’s something we are definitely looking into putting in the budget for the future.”
Fortunately for residents in The Woodlands area, fire chief Alan Benson is not bothered by the few unsprinklered buildings and is confident in his department’s ability to respond quickly.
“We have a good team and I am not worried that we will not be able to respond to (apartment fires) like we have been doing,” he said.
